Energy certificate

CORAL REAL ESTATE INTERNATIONAL Agency offers its clients the acquisition of energy certificates. Article 24 of the Construction Act stipulates that from 1 January 2014, real estate owners and authorized real estate agents have to indicate the energy class of the building or its special part when advertising in the media, renting or leasing the building for which an energy certificate is issued.

Violations of this provision are subject to fines in the amount of HRK 5,000 to 10,000 for natural persons - property owners and from HRK 15,000 to HRK 30,000 for legal entities - building owners and authorized real estate agents (Article 171 of the Act).

When he sells the property, the owner is obliged to:

  • have an energy certificate
  • indicate the energy class of the property
  • present the energy certificate to the potential buyer and hand it in after the agreed sale
Energy certificate can be of class A +, A, B, C, D, E, F or G.

Energy class A + is awarded to properties with the lowest energy consumption for heating or cooling (depending on the materials used in construction). Energy class G is awarded to properties that are the least economical, i.e. in which the consumption of energy for heating or cooling is the highest. Among other things, information on the energy efficiency of the property is important so that the potential buyer can decide on the profitability of the purchase.
